Bord Pleanala

We have just received planning permission for an infill house in Dublin for a private client.

The council initially decided to grant permission but this was appealed by a neighbor. An Bord Pleanala have granted permission – turning the appeal around in three months.

The speed of this possibly reflects the current housing crisis - during the Celtic Tiger period appeals were taking anything from 6 months to much longer.

The client is now planning to build the house as soon as possible.

We have discussed the option of “opting out” of the full rigours of the Building Control (Amendment) Regulations. However he has prudently decided to go through the full process. This is as a result of continuing evidence that, in the absence of engagement of an Assigned Certifier and Building Regulation sign off, property value could be adversely affected.

We are hearing of problems with bank funding if this is not carried out.
